The Advantage Of Appointing An Exclusive Broker:

Procure the Best Deal: A Landlord is most likely to present its best deal if the Landlord is negotiating with an Exclusive Representative. Why? An owner will know that a Tenant is a serious prospect. By appointing an Exclusive Representative, a Tenant sends the message to the Landlord that they are a serious prospect.

Save Money: The professional negotiation of rental rates, escalation clauses and formulas, landlord construction contributions, free rent and other pertinent lease provisions will result insubstantial aggregate savings over the lease term. These items should be negotiated by a professional who has been chosen by the tenant after careful consideration. A “hit or miss” broker will merely be trying to “sell the space” he has presented. The goal of the exclusive representative is to provide quality service in the most cost-effective manner possible. We measure our success from our many long-term relationships which are based upon confidence and trust.

Establish a Business Relationship: An Exclusive Representative will work solely on behalf of the tenant, and will have no incentive to “sell” one property over another. GMAC Real Estate IPG will detail all available space on the market for the tenant to review in an unbiased manner. The professional should be chosen based upon reputation and expertise in negotiating lease transactions on behalf of tenants. The tenant is then assured that the most favorable lease terms and conditions possible will be negotiated on its behalf.

Promote Order and Save Time: Nothing is more disruptive than receiving solicitations from numerous brokers who are all offering identical space to the tenant. All of these unwanted solicitations can be referred to the Exclusive Representative who, knowing the tenant’s specific requirements in detail, will screen them and perform the necessary groundwork. Therefore, information from all properties will be presented in a consistent format simplifying review and comparison.

Eliminate False Claims: Some brokers create legal nuisances by claiming responsibility for the submission of properties. The appointment of an Exclusive Representative all but eliminates such exposure by channeling all submissions to one clearinghouse.

Expose the Flaws in a Deal: Most lease negotiations are complicated by major problems in the final stages, along with many seemingly minor items that could adversely affect the Tenant. A non-exclusive broker might not point out these flaws because they would be jeopardizing their chances of making a deal.

As an Exclusive Representative, the real estate broker gains leverage when negotiating with the Landlord. The owner will know that they are dealing with a knowledgeable professional and must respond accordingly or risk losing the Tenant to another property.
